Kyle Richards, a 'Real Housewives of Beverly Hills' cast member, and her husband, Mauricio Umansky, the CEO of real estate business The Agency, recently listed their rustic Aspen property for $9.75 million. The 'RHOBH' star explained why she and her hubby decided to sell their beachfront property before constructing the holiday house they had planned.

On the June 15 episode of 'The Real Housewives of Beverly Hills,' the cast members extended their vacation in a location that Kyle Richards is quite familiar with. "Kyle's been to Punta Mita, what, 100 times?" said Dorit Kemsley. That isn't an exaggeration. Kyle added that she and Mauricio Umansky go there "so often" that they almost built a holiday home there (where Mauricio's real estate agency, The Agency, maintains offices). However, the pair did not do so for an unexpected cause.

Kyle Richards has had a rollercoaster year. Rumor had it that Mauricio was cheating on Kyle. Furthermore, Kyle hinted that she may not return to the program, and she recently suffered from a back ailment that rendered her bedridden. Regardless of what happens, Kyle will always have her numerous beautiful estates to fall back on. Perhaps not one in particular, given a surprising revelation about why she sold her "dream" home.

Kyle has a multitude of homes, ranging from Los Angeles to Colorado. She is presently working on her primary residence in Encino, California, where she was initially merely taking over the backyard. “So over these years, I think you’ve pretty much seen almost all of my house inside,” she revealed to BravoTV.com during an exclusive house tour. “But, I don’t think you’ve seen all of my backyard.” The 53-year-old then said that the backyard will not be the only area getting a makeover, adding that she is now "changing kind of everything." Kyle believes that putting effort into the house is worthwhile, adding, "I think it really is our forever home. Even if I move to Aspen, Colorado one day, I'll save that house for my kids or anything."

Why did they sell off the property?

It appears that the 'RHOBH' star has a genuine passion for remodeling and caring for her properties, which is why she recently revealed why she and Mauricio Umansky sold what they believed was their "dream property" in Mexico. While vacationing in Mexico with her cast members, Kyle confesses, “We wanted this property here. We bought it, we were going to build on the beach. My husband’s dream was to build a home, [but] my friend lived right near us [and] they had an alligator in their pool. We got offered a lot of money over what we paid for this piece of beachfront property, so I was like, ‘Take it, take it, take it!’ because of the alligator.”

Although Kyle may not be building a new home in Mexico for the time being, who knows whether viewers would ever get a peek inside, after suspicions that the reality star may not return to the program.

The property

Kyle and Umansky purchased the home six years ago, before Aspen's post-pandemic boom. The sought-after city has an abundance of pricey real estate, with many new inhabitants fleeing cities to embrace more open-air settings. While it is unknown why they are selling, it provides an opportunity for a new owner to enjoy this strategic location. The location of this property is excellent. Not only is it close to the heart of Aspen, but it is also quite tranquil, being only steps away from some of the greatest hiking and bike routes. It's also surrounded by the peace and beauty of the neighboring river.

The house has four bedrooms and five bathrooms and is 2,426 square feet. The move-in-ready three-story has burnished log beams, towering ceilings, stone fireplaces, river rock accent walls, and hardwood flooring. The spacious living room is great for family gatherings and extends immediately onto the outside terrace, which is surrounded by tall trees and has spectacular mountain views. The gourmet kitchen is huge, warm, and stylish, with an eat-in table and high-end stainless steel appliances. The second-floor principal suite boasts a fireplace and a luxurious bathroom with a soaking tub and two steam showers. A two-car garage and driveway parking are also available. It's ideal for indoor-outdoor living and entertainment, with a rooftop terrace complete with a hot tub and outdoor dining. The year-round location makes this property ideal for hiking, bicycling, and spending time outside in the summer, and world-class skiing in the winter.

The rooftop deck is spectacular, with a hot tub, two fire pits, panoramic views of the surrounding mountains, and the tranquil sounds of the river just beyond. It has a cool aspect with a western but modern elegance. The entire house has a trendy, western vibe and is outfitted with a mix of classic cowboy design and refined, elegant accents. The house is being offered fully furnished, providing a prospective buyer with a turnkey experience. The pair has had a lot of fun here. John Mellencamp performed a New Year's Eve celebration on the property last year.
