Set in Lucknow, a North Indian town, Amitabh Bachchan plays a landlord who lives in an old mansion called 'Fatima Mahal' and Ayushmann Khurrana plays his tenant. The two share a less than amicable relationship since Bachchan’s character wants to get rid of his tenant who he calls a "termite" since he pays a measly amount as rent and refuses to leave. Khurrana, as the poor tenant, is always short on cash and doesn't want to pay more money for his crumbling rooms in the mansion. He threatens to bring goons to avoid being evicted. The landlord decides to sell the building and the land just to get rid of his tenant. But the Archaeological Department's claim that the mansion has historic value puts a roadblock in the landlord's plans. The rocky relationship between the landlord and tenant escalates as they both go to war, each trying to one-up the other.

Trailer
The trailer shows some of the sarcasm-laden exchanges between the landlord played by Amitabh Bachchan and his tenant played by Ayushmann Khurrana. While the tenant refuses to pay any more money for rent, the landlord resorts to stealing the light bulbs that the tenant installs to illuminate the landing area and tries to charge him for parking his bike in the courtyard. The tenant, who is always short on cash, also threatens the landlord each time he says he wants to evict him, saying that he will call "university goons" to take care of him. Lawyers advise the landlord to sell the house but an official from the Archaeology Department comes knocking and tells the landlord that since the building has historical value, it can't be sold without his department's permission. The battle between the landlord and the tenant becomes even more complicated because of this because the tenant now has a way to hold on to his rooms in the mansion. The tenant also tries to get the landlord to "adopt" him so that he can inherit the mansion when the old man dies but the landlord calls him a "termite" and chases him out of his room, saying he loves his mansion beyond reason and will never part with it.
