The duo met with Melanie, the owner and developer, to discuss the property. Jamie stumbled at the start of the conversation, mentioning her uncomfortable heels and perspiration, but Tracy quickly redirected the discussion towards the market, construction, and needed finishing touches.
Despite the property originally being listed at $25 million, Tracy advised pricing it in the $20 million range due to current market conditions. Jamie supported Tracy's suggestion by presenting comparable properties in the neighborhood, ultimately persuading Melanie to agree to a $22 million listing price.
Together, they successfully secured the listing, but Tracy noted that the real challenge would be selling it. Collaboration was key to their success in this negotiation.
