Most couples invest in a property when they have children and they need more space to grow and move around. Freda and Eric also did the same. They bought their first home six years ago when their daughter, Grace was born.

Also, the property they made their home was already occupied by the previous owners for 40 years, which made the place attached to a lot of memories. Eric and Freda went ahead with an old property hoping that this house will be to them what it was to the previous owners.

Little did they know that the existing layout and plan of the house will start restricting their growing family, especially after they had their second child recently. Also, the couple like to host their friends and family, so, they needed more lounging and dining space, but without compromising on the aesthetics.

Ergo, Jonathan and Drew Scott to the rescue! The Scott brothers identified that:
- The main floor had a closed off plan
- The ground floor needed a powder room but couldn’t take up a lot of space
- There was hardly any storage area
- No functional fireplace, which is a must for a home with kids
- No exclusive play/work area for the children

They targeted straight at the layout and transformed the main floor into an open floor plan by removing the hallway wall which made it look and feel more spacious with lots of air and natural light.

While at it, Scott and Jonathan also worked on the storage, since that was the most important thing the family needed, especially with growing children.

They added a gas insert into the fireplace and surrounded it with cabinets to add beauty and functionality. They made a mudroom/desk on the far end of the kitchen for the kids to play, and finally, they tucked a small bathroom in a corner of the lounging area, which looked like a feature space and yet was highly utility driven.

As a bonus, the Property Brothers also upgraded the master bedroom for Freda and Eric, by creating a niche and giving it a feature look with a rich, blue tone and very contemporary upholstery.

And lest you thought all this came for a whopping figure, the complete renovation was right under the budget, as is classic with all of Drew and Jonathan's projects. 'Property Brothers: Forever Home' Season 3 airs every Wednesday at 8 pm/7 c on HGTV.
