'Good Bones' Season 5 Episode 10: Mina and Karen remodel Indianapolis pad into boho bungalow fit for an artist

Garfield Park is the oldest city park in Indianapolis spanning 128 acres. It includes a conservatory, sunken garden, performing arts center and a variety of sports areas. It is an ideal locality and desirable for people of all ages. In the latest episode of HGTV's 'Good Bones', Mina Starsiak Hawk and Karen Laine work on a home in this new neighborhood. Hawk also fits in some quality time with her family at the park, ahead of a busy workday. The Two Chicks and a Hammer Team works on a home under a tight budget and narrow profit margin to turn a tiny property into a boho-themed bungalow worthy of an aspiring artist, using all the creative inspo they can get. 

The Garfield Park neighborhood is just south of downtown Indianapolis and is still rough around the edges. In the last few years, it has become home to a growing community of artists and it would be the go-to for young first-time buyers who are trying to discover the neighborhood. The locality is close to every major neighborhood in Indianapolis, including Bates Hendricks and Old Southside. The 1,400-square feet home is a decent investment at $11,000 with two bedrooms and one bathroom.

After a scour of the home they will be working on, Hawk and Laine conclude that the basement leak needs fixing, the steep staircase will have to be rebuilt, one of the bedrooms upstairs would require a closet and outside things will need sprucing up with new exterior paint, shutters and landscaping. Hawk allocates $89,000 as the renovation costs, bringing the total investment to $100,000. She hopes that the estimated new value for the house could close in on $120,000, so they are left with a potential profit of $20,000. The team isn't doing nearly as much demolition as they normally do. They are trying to preserve some of its old charms and only revamping the areas that need more love.

Since their prospective buyer is an artist, the theme they are going for is a boho eclectic vibe, with lots of creative, geometric patterns softened with some macro macrame hanging plants and greenery. The bathroom tiles and backsplash sport crazy designs, while the cabinets get a plain white coat of paint and the kitchen gets a butcher block counter-top for a completed boho look. Outside the porch gets a new railing, while a whitewashed vinyl flooring in a diagonal pattern is added to the first floor, to tie into the geometric theme that they're aiming to keep consistent around the house. The front of the house is installed with verticle board and batten siding. To play up with the boho vibe, the team brought in warm leather accents with geometric patterns and plenty of color and texture.

Hawk also gives us an update on her IVF/ second pregnancy journey. The last time she learned that her eggs that had fertilized hadn't lived long enough, and it was a devastating revelation for her. This time, she went back to the doctor to get a second opinion, where they monitored her follicles whilst she was ovulating.
